Kate had the kitchen table cleared before Mike got his boots off.

The deed, the closing packet, Frank’s old survey sketch, and three phone photos sat in a fan of paper under the lamp. Kate stood at the counter with a marker in one hand and her coffee in the other.

“Try not to bleed on anything official,” she said.

Mike took the chair, set his hands on the table, and looked at the map.

Frank leaned in from the other side, one finger on the line. “Property is a sentence,” he said. “You read every comma.”

Mike told them about the fence, the fresh asphalt, the locked gate around his trailer. He kept it plain. Dates. Widths. The pad. The new edge where his gravel should have been.

Frank’s jaw worked once. “Walked over your line and then stood on it.”

Kate slid the phone over. “He told the listing agent it was ‘expanded parking.’”

Frank snorted through his nose. “That’s one word away from a lie and two from a lawsuit.”

Mike looked up. “Can we just cut the gate and move the trailer?”

Kate set her coffee down. “Dana said no. If you start cutting, you turn their trespass into your damage.”

“Exactly,” Frank said. “Let them stand on paper. We stand on the record.”

The next morning, Mike sat in Dana Kowalski’s office while she read the packet with a red pen in her hand. She tapped the survey sketch.

“This is useful,” she said. “Not enough alone. We’ll need the deed, the county plat, photos with dates, and a demand letter.”

Mike watched her write. “How long?”

“Faster than court, slower than anger.”

He gave a short laugh that didn’t travel far.

Dana looked at him over the page. “Do not touch their fence. Do not move the asphalt. Do not send your cousin over with a saw. I know how that sounds. I mean it.”

Mike nodded.

She marked three lines on the legal pad. “First, certified notice. Second, township violation complaint. Third, if they keep using your strip, we file to make the record ugly for them. Clean hands. Boring facts. No speeches.”

When he got home, Kate was at the sink rinsing lettuce. Maddie was at the window with her phone, staring past the lilacs.

“They’re still parking on it,” she said.

Mike crossed to the window and saw the Prescotts’ SUV on his gravel, right where his trailer normally sat.

Kate dried her hands. “So now we do this the slow way.”

Mike looked at the line in the yard and then at the papers on the table.

Slow was fine.

Slow had a map.
