The clubhouse had that same stale coffee smell it always did, mixed with carpet cleaner and paper dust. Daniel sat near the end of the long table with a brown folder in front of him and kept both hands on it so he wouldn’t drum his fingers.

Karen came in with her sunglasses pushed up on her head and that same chin lift. She didn’t sit right away. She looked at the chair, then at Daniel, then took the seat across from him like she was doing him a favor.

The association rep, a man named Greg with a stack of forms in front of him, cleared his throat. “All right. We’re here to go over a property complaint and see if we can settle it without dragging this out.”

“That sounds fine,” Susan said from beside Daniel.

Greg nodded once. “Mr. Mercer, you asked for this meeting.”

Daniel slid the folder onto the table. He opened it slow enough for everyone to see the pages inside. Meter readings. Printed stills from the driveway camera. A utility printout with dates marked in pen.

“I’m going to keep this simple,” he said. “My outside outlet was used for charging without permission. It happened more than once.”

Karen gave a small laugh through her nose. “It was a few dollars of electricity.”

Daniel looked at her, then at the folder. “That’s not the point.”

Greg held up a hand. “Let’s stick to facts. Mr. Mercer, what do you have?”

Daniel tapped the first page. “Usage spikes starting in July. Camera footage of Ms. Karen’s SUV parked close to my driveway. Same cable. Same outlet. Time stamps match.”

Karen folded her arms. “You’ve got cameras pointed all over the place now?”

“At my driveway,” Daniel said. “After I found out someone was using my power.”

That got a little quiet around the table. One of the neighbors at the far end looked down at the forms in front of him.

Greg slid the pages closer. He took his time reading, then nodded toward the utility sheet. “This shows a pattern, yes.”

Karen’s mouth tightened. “I didn’t think it was that big a deal.”

“You didn’t ask,” Susan said.

Karen looked at her, then away. “I thought it was no harm. I wasn’t trying to steal from anybody.”

Daniel didn’t answer that. He just waited.

Greg put both palms on the table. “So the question is reimbursement and a written acknowledgment that access wasn’t granted.”

Karen stared at the papers for a second, then reached for a pen. “How much are we talking about?”

Daniel flipped to the utility estimate and turned it so she could see. “Enough to matter. Not enough to keep arguing.”

Her jaw worked once. Then she signed where Greg pointed.

Daniel closed the folder.

Across the parking lot, her car sat in the sun, and she kept looking past the clubhouse windows toward it, like she already knew that was where this would end.
